SL Green Realty Corp. (SLG) said it acquired the remaining interest in 1515 Broadway, the Times Square skyscraper that houses the headquarters of Viacom Inc. (VIA/B), in a deal that values the property at $1.21 billion.
The company bought the stake from SITQ, a real estate investment unit of Canadian pension-fund manager Caisse de Depot et Placement du Quebec, SL Green said in a statement today. The valuation for the 1.75 million-square-foot (162,600-square- meter) tower equals about $691 a square foot.
“Here we go again,” said Dan Fasulo, managing director of Real Capital Analytics Inc., a New York-based research firm that tracks commercial property sales globally. “That value is another example of how the market has improved over the last 18 months. We’re within maybe 10 percent of record levels.”
SL Green, Manhattan’s biggest office landlord, has been benefiting from climbing New York office values as vacancies decline and rents rise. The real estate investment trust yesterday said first-quarter funds from operations jumped [...]

With investments of $ 6 million, endless summer, the geo events, takes the stage for the river’s most valuable world of surfing, the Billabong Pro Rio
Sports passes the two million practitioners and has a market that moves more than $ 3 billion per year in Brazil.

For professional big wave surfer Jamilah Star, surfing is about having fun. This female athlete charges with a smile when most surfers wouldn’t even paddle out, and she brings the same enthusiasm and positivity to her life on dry land.
But Star also takes her role as a pioneer among women’s big wave surfing seriously. And the Santa Cruz water woman who has piled up an impressive resume thinks big wave surfing would be a lot more fun — for herself and for others — if its female members got a little more recognition.
Star or one of four other female surfers will garner some hard-earned recognition Friday, when the winners of the Billabong XXL Global Big Wave Awards are announced. This edition of the Billabong XXL awards marks the seventh consecutive time Star has for Best Female Performance, including two wins, in 2005 and 2006. Since then, the award has been monopolized by Brazilian Maya Gabeira.
This year, Star and Gabeira are [...]

The 2011 Billabong XXL Global Big Wave Awards will take place April 29 at the Grove Theater in Anaheim, with some of the top names in the surf industry gathering to honor male and female surfers and their greatest successes on huge waves worldwide during the last year.
Watching top surfers ride big waves perfectly is mesmerizing. And so is watching those not so successful in their execution.
One of the crowd-favorite award categories is not for those who pull off a perfect ride, but for those who don’t — the Verizon Wireless Wipeout Award.
This year’s nominees for the worst wave-riding crash of the last 12 months are: Brazilian Thiago Candelot, meeting misfortune at Maui’s Jaws break; Australian Mark Mathews and Brazil’s Everaldo “Pato” Teixeira, both unsuccessful at Tasmania’s Shipstern Bluff; Laurie Towner of Australia, feeling defeat at Cloudbreak, Fiji; and Australian Ben Wilkinson, learning firsthand how difficult Maverick’s, the infamous big-wave break off Half Moon Bay, can be.

It’s almost Earth Day, so chances are you’ve been hearing the word “eco” so much that it almost loses its meaning. But when you shop consciously, it’s about more than just reading a label. Knowing how your fitness wear is made and where it comes from can be just as important as sourcing your meal at a restaurant.
The good news is that finding an eco-friendly fabric can also enhance your workout; it will be irritant-free, naturally breathable, and hypoallergenic, which can be just as important as knowing it’s helping save the environment as well. Don’t know the facts on popular sustainable fabrics? Here are a few exercise-friendly fabrics to look out for.
Eco-Friendly: Not only is bamboo a renewable resource, but it contains a substance that makes it antimicrobial — perfect for sweaty fitness clothes! Growing it can be less impactful on the environment, since fertilizers and pesticides aren’t needed to help it grow exponentially or replenish itself once harvested.
Eco-Enemy? There’s [...]

Parents from four different schools in the Mumbai region have complained about schools hiking fees in the past two months, a move some believe is meant to preempt conditions that will bind them once the proposed fee regulation Act comes into place. Parents of students at Abhinav Vidyalaya in Dombiv
li, Billabong School in Juhu, Arya Gurukul School in Kalyan and Sri Balaji International School in Malad have claimed that the schools have hiked their fees in the range of 10% to 25% in past two months.

Two of the schools — [...]

A shirtless photo of Justin Bieber has popped out. Found via Hollywood Life, the picture is believed to be taken during his January vacation in St. Lucia with Selena Gomez. In it, the “Never Say Never” singer wears only a green pair of board shorts, and looks as if he is trying to avoid getting his signature hair wet as he leans legs first into an outdoor shower.
About the 17-year-old singer’s time on the beach, one eyewitness told the site, “Justin arrived at the beach with his two buddies and they were wading in the shallow water, having fun.” The observer went on to dish, “Justin then took off his life jacket, walked over to the shower and rinsed the sand out of his swim suit.”
It wasn’t the end of the day just yet for Justin though. According to the source, the “Baby” hitmaker “then went back in the water” and “put on his life jacket”. The witness added, “And [...]

The body found Wednesday morning on the bank of the St. Lucie River is Christopher Hill, the boater who had been missing since Monday, officials announced.
Authorities released the identity of the body about 1 p.m. Wednesday after the body was found three hours earlier on shore behind a home in the 100 block of South River Road in Sewall’s Point. Officials had been searching the area for the 39-year-old Vero Beach resident since he was ejected from a boat Monday afternoon.
Kenny Pearson, a caretaker at the Bay Tree Lodge on South River Road, found the body at the edge of the St. Lucie River while he was trimming trees.
“I was walking up the beach,” Pearson said. “He was laying on the beach on the edge of the water, half water, half beach, face down.”
Pearson said he immediately dialed 911.
“It freaked me out for the first few minutes,” Pearson said.
